End of Summer Is the Best Time to Pressure Wash Your NJ Property

Summer in New Jersey is hard on buildings. Three months of heat, humidity, afternoon thunderstorms, and heavy foot traffic leave a visible mark on commercial properties — and a less visible one on surfaces that are quietly accumulating biological growth, embedded grime, and organic debris.

Most property owners think of spring as cleaning season. And spring cleaning makes sense. But the end of summer is actually the more important window — and it is one that most properties miss entirely.

New Jersey summers are humid. That moisture is exactly what mold, mildew, and algae need to establish themselves on exterior surfaces. By late August, north-facing walls, shaded areas, and surfaces near landscaping have often developed visible green or black biological growth that was not there in May.

Left in place through fall and winter, that growth embeds deeper into porous surfaces like brick, concrete, and EIFS. What comes off easily with a late-summer wash becomes a more aggressive cleaning job — and a more expensive one — by spring.

Summer brings more outdoor activity — tenants using outdoor seating, customers moving through parking lots, events, deliveries. Entrance areas, sidewalks, and hardscape accumulate gum, food waste, and tracked contamination at a higher rate than any other season.

Leaves, seed pods, and organic debris from fall landscaping create a second wave of contamination that stains concrete and clogs drainage. Cleaning now — before that material arrives — means you are starting fall with a clean baseline rather than layering new contamination on top of summer buildup.

Pressure washing is most effective when surfaces are warm. Cold surfaces hold contamination differently, and some cleaning chemistry is less effective below certain temperatures. Late summer gives you the best conditions for a thorough clean.

Commercial tenants notice building appearance. A building that looks grimy at the end of summer — when foot traffic is still high and the property is visible — reflects on your management. Getting ahead of it in August or September means your property looks sharp through the fall leasing season.

Anything left on your building going into winter gets frozen in place. Biological growth, staining, and embedded grime are all harder to remove after a New Jersey winter. A late-summer clean is the last practical opportunity to address surface conditions before cold weather sets in.

• Dumpster enclosures and loading docks — summer heat accelerates grease and odor buildup in these areas
• Gutters and downspout areas — organic material accumulates here and stains the surfaces below
